The property market is on fire at the moment with many cash buyers and mortgage approved buyers looking to buy in this area. Any property on the commuter belt and/or on a train line to Dublin is proving to have a lot of demand. The biggest demand is for 3 and 4 bed semi detached homes. The higher end of the market homes are selling more slowly only if they are correctly priced. We are dealing in general with a very educated buyer with access to a lot of information on the websites etc. so vendors really need to ensure their pricing strategy is right for their homes. Staging properties for sale is extremely important and remember we never get a second chance to make the first impression so house presentation is critical and from our experience these homes always get an “above average price”.
For those clients thinking of “Improving and Not Moving” a great tip we would give is to look into the insulating your home and improving its existing BER rating performance. Buyers are definitely influenced by a better BER rating. Increasing your energy rating is an investment in your home both in the short and long term. Please remember to keep all the receipts from any insulation works done as your higher energy rating will not be given to you without these receipts and evidence of work done.
Finally, it is worth noting that house price inflation is continuing to slow. This is a very positive development for the Irish Property market as the rate of inflation was simply not sustainable over the long term and could have eventually caused the market to boil over again and caused a repeat of the property bust scenario back in the latter half of 2006. The property market has also cooled a little in the second quarter of this year because of the banks restriction lending rules as banks will not allow excessive mortgage debt. The banks have achieved the bulk of their targets for the year and are being extra cautious going forward as to who can obtain finance for the latter half of the year.
All in all this overall area in Celbridge, Leixlip, Maynooth, Straffan, Clane, Kilcock, Donadea, Lucan area is a superb area for both the buying and selling of property. The bulk of the jobs, activity and wealth is located in the Dublin area and the commuter belt and all these areas are in striking distance of the heat of the action. This is a powerful zone here and it’s a wonderful place to live and always a great place to buy.
