Do I need to have a high BER rating to sell my home in 2025?

A high BER (Building Energy Rating) isn’t a legal requirement to sell your home in Ireland—but in 2025, it’s becoming increasingly influential in the eyes of buyers. Energy efficiency has moved up the priority list, especially as utility bills remain high and climate-conscious living becomes the norm.

Buyers are now more likely to compare BER ratings when viewing multiple properties. A home with a B2 rating or better is seen as a future-proofed, cost-effective choice, which can lead to faster sales and even higher offers. In contrast, a poor BER rating (like E or F) might raise red flags and could result in buyers lowering their offer or walking away entirely—especially if they anticipate costly upgrades after purchase.

If your home has a lower BER rating, it doesn’t mean you can’t sell—it simply means you may need to be more strategic. Simple, cost-effective upgrades like attic insulation, cavity wall insulation, upgrading windows and doors, installing a condensing boiler, or adding smart thermostats can help improve your rating without a full-scale renovation. Even if you don’t upgrade, being transparent and providing quotes or grant information (such as SEAI grants) can help reassure potential buyers.
